Cairns Loans Documents Checklist

When applying for a loan you will need to provide the lender with documentation. We have created a checklist for you so that you can get them ready in advance. It’s a great idea to bring them in when you meet with us at JGM Lending & Finance.

Having your documentation on hand will save time and stress (Can’t find your birth certificate because it’s still at your parents? We’ve been there!). Our local Cairns broker will specify the documents required but here is our general checklist below:

Personal identification documentation

  • Passport
  • Birth Certificate
  • Drivers licence
  • Marriage certificate (if you have documentation in your maiden name)
  • Medicare care, bank card, student ID, health care card

Proof of income

  • Your 4 most recent payslips
  • Your last End of Financial Year Group Certificate

What if I’m self employed?

  • Income details
  • Business tax returns and ATO assessments from the last two years
  • Personal tax returns and ATO assessments from the last two years

Other documents that may be requested:

  • Confirmation of rental income for any investment properties
  • If you have shares then you may be asked to provide proof of share dividends or interest generated
  • If you receive family tax benefits or a pension then you may be asked to provide proof of that income from Centrelink

Documents required for refinancing

  • The details of your current loan including the loan period and any exit fees that may be applicable
  • Statements for any existing home loans and/or personal loans for the last six months
  • If you have a credit card with zero funds outstanding provide the most recent statement

Already own a home?

Here are some documents that you may be required to provide:

  • If you have any existing loans or personal loans then you will need to provide the statements for the past six months
  • Documentation that will provide proof of funds held if you are using other funds to make the purchase
  • If you have received money as a gift then you will be asked to provided a signed statutory declaration from the person who has gifted you the funds
  • Savings statements for the last six months

First time purchasing a home?

Then you may require these additional documents:

  • Savings statements for the last six months
  • If you have shares then you may be asked to provide proof of share dividends or interest generated
  • Documentation that will provide proof of funds held if you are using other funds to make the purchase
  • If you have received money as a gift then you will be asked to provided a signed statutory declaration from the person who has gifted you the funds
  • If you have a credit card you will need to provide the most recent statement

Investing?

Then you may need to provide the following documentation if you have an investment property:

  • A current residential tenancy agreement
  • A permanent rental appraisal from your property manager
  • A copy of the council rates

Seeking a construction loan?

Then you may need to provide the following documentation:

  • Plans with council approval
  • A licenced builders fixed price tender which includes all specifications
  • Savings statements for the last six months
  • If you have shares then you may be asked to provide proof of share dividends or interest generated
  • If you have a credit card you will need to provide the most recent statement

If you already have a contract of sale for the purchase of the property, you will need to provide a copy to your JGM Lending & Finance broker in Cairns.
